1234 Great Highway - Proposed Senior Housing

Located in the outer Sunset District, 1234 Great Highway will provide much-needed affordable housing for San Francisco’s low-income seniors. It will center resident needs by providing onsite resources and encouraging aging-in-place. The building's architecture will maximize the city's attractive west coast location with outdoor spaces and invite residents to participate in more outdoor activities. 

A joint venture between TNDC and Self-Help for the Elderly, 1234 Great Highway is estimated to begin construction in 2027.

Currently, the development is proposed as an eight-story building that includes:

  • 199 units (87 studios, 108 1-bedroom, and four 2-bedroom apartments) at a range of affordable rents
  • an on-site adult day health care center
  • an onsite community room and variety of green spaces

Who would live here?

The proposed development will provide affordable housing for seniors. The current proposalrestricts rent levels to households earning between 15%-60% AMI. This equals $15,750 to $62,920 per year for a single-person household in San Francisco in 2024. These levels are determined by the HUD Metro Fair Market Rent Area (HMFA)’s Unadjusted Area Median Income levels.

Consistent with City policy and the project sponsor’s mission, 25% of the apartments will be reserved for seniors who live in District 4 or within a ½ mile radius around the property or have been displaced from housing in San Francisco, expanding access and opportunities for seniors priced out of the neighborhood.

We are very early in the process and in the phase of gathering community input from Sunset residents before finalizing the design.
